At our annual meeting, on May 3, 2009, the following members were elected to the Board of Directors:
Gordon Knowles – 3 Year Term
Pete Blue – 3 Year Term
Bill Staiano – 2 Year Term
Gerald Yates – 1 Year Term

Pool News:
The pool has been reworked to comply with the Federal VGB Act which went into effect in December 2008. Also, the filter system was updated.
Since opening on May 22, everything is working great and we are having large numbers of members using the pool. Effective July 1st, everyone entering the pool area must have a 2009/2010 pool pass. If you have not received your new pass, please contact the Woodrun office.
On June 4, 2009, the Board of Directors voted that as of October 1, 2009, there will be a new dues structure on the consolidation of lots. Where currently there are no additional dues on the combined, adjoining lots, there will now be a new dues structure of $200 on each combined, adjoining lot. There is a stipulation that the lots being consolidated have to be adjoined to the current lots. Regarding lot owners that have already consolidated, they would be grandfathered in under the previous dues structure.

Dear Woodrun Property Owners:
The weather has turned from wet and cool, to summer-like in the blink of an eye! The pool has been
working very well since the new upgrades, with minor problems that go along with the new filter systems that were installed over the winter months. I hope that everyone will take advantage of this great recreational asset in Woodrun this summer. Please remember about the rules and guidelines around the pool area as far as glass bottles and alcohol are concerned.
A new security company, Security Forces Inc., which Woodrun has hired, should make life more secure when they start July 1. All residents that have not paid the annual dues and have the old stickers will be stopped and you will have to go through the timely process of filling out a pass so that you can enter Woodrun! Second, and this does not only pertain to the 4th of July weekend, but any time you have guests coming to visit; you must call the front gate and give them your names, lot number, and street number (better known as your fire number) and when you expect them to arrive. In the past, our security company has just opened the front gate to any person at random! With fireworks, Woodrun is compounded by heavy traffic with people who just want a better view of the fireworks display! If you have guests coming to see the fireworks, and they are not on the security
list, they will not be allowed in Woodrun! I hope all will have a safe and happy 4th of July!

Hello, I am Gordon Knowles and I have been selected as Secretary/Treasurer of Woodrun Association for the 2009/2010 year. My responsibilities will include all of Woodrun’s finances and administrative responsibilities. But before discussing some of those I would like to introduce Candice Norman to all of all of you that have not had the pleasure of meeting her. Candice brings a great deal of bookkeeping and administrative experience from her previous job at Badin Inn and Country Club. She is bright, knowledgeable and a very hard working person that we at Woodrun are fortunate to have her working with us.
This year I will be responsible for the financial and administrative functions of Woodrun. Some of the goals that I have set for myself for Woodrun are:
o Accurate and timely Financials P&L (budget), Balance Sheet
o Accounts Receivables – Collections on a more timely basis
o Member record keeping
All members will have accurate records as to:
• Current dues status
• Lot number(s)
• Boat slip
• Storage parking
o Develop a Purchase Order System
The reason is to accurately keep track to the proper accounts of all Woodrun purchases
o Develop a Work Order System
The reason is to assure that Woodrun is billing members for all work performed by
Woodrun staff
o Maintain employee payroll in house
o Hire a new CPA
o Set up investments to maintain to maximize:
Working capital (money for day to day operations)
Various asset funds, i.e. Boat, roads, etc.
A friendly reminder, all annual member dues are due by June 30, 2009 at 4:30PM, or if mailed, postmarked by June 30, 2009. Anything received in the office after this time will incur a finance charge of $25.00, and you will not receive your stickers until this is paid.
I look forward to meeting and working with many of you that I am sure I’ll see at Woodrun.

Woodrun has hired Security Forces Inc. to be our new Woodrun security. Their start date is July 1, 2009 and I hope that the membership can respect the job they are going to be doing, even if they don’t agree with it. They will have a lot of new policies and procedures in place that weren’t here before, and just try and remember that they are here for you and trying to keep your community safe. By July 1st, they will have a published copy of our security policies and procedures, we will be posting a copy at the mailboxes, the clubhouse, and the website for all to view and become familiar with them.
Please remember to stick your new Woodrun stickers on the bottom corner of the driver’s side windshield. They must be on your windshield. The guards are not to let people in that have the stickers on 3x5 cards or not somehow adhered to your vehicle. Again, this is for the good of the community and will prevent people from passing stickers around.
Inviting guests to Woodrun has been pretty lax in the past, and we are now going to request that all members who are inviting 4 or more guests at a time give the guards a list ahead of time. It isn’t fair to them to have to call you four different times to find out if they are permitted.
These are just some of the new rules that our new security will be implementing. Again, please respect what they are trying to do. Your cooperation is very much appreciated.

Joe Morris and the maintenance crew continue to do an outstanding job. Be sure and call the office if you need your yard mowed. Also mulch and other landscaping supplies are available. Improvements can be seen from the River Road entrance to the clubhouse.

Thanks to the Maintenance Group for the improvements to the landscaping at the Clubhouse. They did a wonderful job. Monthly game days are now on the calendar. Everyone is welcome to come, enjoy the games, and get to know more of your neighbors. Upcoming dates are posted at the mailboxes and the bulletin board at the front gate.

Residents:
Please be advised that if you have any planned construction on your Woodrun property, you will need to look over the road deposit form that you can pickup from Candice in the office. Also note that if you plan to have any construction done on the weekend, you need to make sure that you give Candice the road deposit during office hours on weekdays. If you have not given your deposit and trucks come in on the weekend, they will not be permitted to come into Woodrun. They are your roads as well as mine, and you should be concerned with the condition of them.
Campground:
Please show some respect to our Woodrun campers. If you pay for one lot, please do not take up more than one lot. With the new security company in place July 1st, we are sure that the campground will not have any problems like we had Memorial Day Weekend.
Boat Docks:
To replace the horizontal board on the dock slips, the charge will be $50.00. To replace the vertical post on the dock slips (much more work involved), measuring 4”x6”x10’, the charge will be $50.00. To replace the electrical box at each individual boat slip, the charge will be additional with the price based on a quote from a licensed electrician. To avoid these costs, purchase the proper ropes, bumpers, fenders, zip ties, and other tie downs. Candice has copies at the front office on how to tie your boat up the proper way at our docks.
In case you have forgotten, you signed a yellow paper, the “Woodrun Boat Slip Lease Agreement.” Review it when you get a chance, especially numbers 4, 10, and 11.
